I am wondering how people are handling the inability to obtain a housing occupancy permit with municipal government shut down?

I am finishing up my first year as a landlord. My question is this.  I rented to three people on the lease.  One of them is leaving and another person is replacing that tenant.  Do I need to draw up a whole new lease?  Also, what happens with the security deposit?

I recently posted wondering about turbo tax vs hiring a cpa.  I am thankful to so many great replies and have decided to look into hiring a cpa.  I would love to find one in the St. Louis area if possible, but more importantly, want to find one who is well versed in the property investment arena.  Thoughts on referrals and jumping off points?  Thank you.

I am figuring out my income from 2016.  If my tenants paid on Dec 30 for their January 2017 rent, do I apply that to 2016 or 2017?  Thank you!

I have always had an easy time with Turbo Tax  This past year, I bought my first rental and now it is TAX TIME!!!  I'm wondering if I should use a cpa or continue with Turbo Tax Deluxe?  The questions are very straight forward with Turbo Tax and it is much cheaper.  But I also don't want to miss out on maximizing my return.  What are other landlords out there using?

Thank you.  Kind of guessing on what is considered a "safe" amount to pull out.  Had also considered just leaving it alone and letting it build up towards another rental property.

I am a new landlord and my rental bank account is just starting to gain a little momentum.  I keep it separate from my personal accounts.  Apart from keeping what I need as far as mortgage, taxes, insurance, and cushions for the unknowns, how do I know how much I can actually start pulling as personal income into my own personal  bank account?  I have left it as its own entity since I started it a few months ago.
