Post: Quicken Home and Business vs Quickbooks

I am wondering about the differences between Quickbooks and Quicken home and business software.  I am a real estate agent, landlord, and investor and would like to find one product that can help me stay on top of things.  It seems that landlords lean towards Quickbooks.  But I would really like to keep things under one umbrella.

Good afternoon on this very snowy day in St. Louis! Wondering if there are meetups/ Zoom calls locally in the STL real estate community. Looking to connect with other folks from BP who are working locally. New to the premium side and hoping to make some great connections!

Thank you, Michael! If the properties are zoned residential, does that include row houses, town houses? If future development is anticipated, how do I figure all of that out? I actually have an offer going, just trying to figure out a safe price.

I have owned a house for about 17 years. It is in the middle of four other lots that are owned by one family. They have been used as rentals or have stood vacant/ filled with junk for longer than I have been there. The family is now selling the entirety at one price. The houses are not worth much, but the land is in a great area of the city. I have always wanted to own all of the land and/or sell to a developer if the day ever came. My quandary is that now it is presenting itself and I don't know if it is better to buy the properties with the hope of completing the package with my house or see if a developer will buy it and then buy me out. My trepidation is that someone will buy it and it will remain just a great lot in a great spot with no future development of the land and that I am missing out on an opportunity.

I have definitely considered that.  But I do not have funds for 100 percent of the purchase price, which I assume I would need in order to keep it between the two of us.

I am looking for advice on how to help my son get into his first house hack.  There is a two family unit that he can make payments on, but at 18 cannot get approved for a loan.  Has anyone done some creative financing that mutually benefits both parent and child?  How did you go about it?  He has talked of a rent to own from me, a possibility, although terms are vague.  Anyone done something like this?
