Thank you Alecia! I did end up doing a queen and a full and I really wish I had done two queens. Not only for the bigger size, but also to have all of the same sheet sizes.

 That is a good idea. The Murphy bed is not something I had thought to do.  Am also thinking of a day bed with trundle.

Whether or not you should furnish both as bedrooms, or one as an office depends on what your competition is doing.  Look at the other listings in your area and price point. If there is an abundance of two bedrooms and not many with a dedicated office space, then you should go with the office space.

These are very small bedrooms, so a king size is out.  I could do a queen but it definitely will be a bit crowded. I like your idea of offering something that others don't have, for example, office space.

I have a small two bedroom duplex in a desirable part of town. It has been a great LTR, but it is transitioning to a MTR.  My question- is it better to furnish as two bedrooms with full size beds or to furnish as a one bedroom with the other room being an office or other kind of flex space.

I am getting ready to present my first MTR and am wondering about extensions and terminations.  If a tenant would like to extend, how does one keep the booking calendar open for that possibility without losing potential new tenants.  Likewise, if a tenant's contract is terminated early, what is the best approach regarding the lease obligation?  Thank you to all!

I own a duplex that I purchased in 2021.  I am filing my taxes and debating whether I should do each door as its own schedule e or the building as a whole?  I am thinking each one gets its own, but I can also see argument for simplification.  Looking to hear from this awesome group of investors!

I am wondering which is a better option.  Is it better to pay a tenant to take care of certain things around a duplex or should I charge the tenant less rent?  I am wondering from a tax advantage point of view. If I charge less, I am bringing in less income.  If I pay them, I am looking at them as an expense for my business.  So, which direction is better and why?
