@Trey Williams Makes sense to have a really thorough screening process for tenants, but how do you figure out if the property is in a neighborhood that will appreciate? Do you look at school district and amenities?

@Kenneth Garrett - I wasn’t sure about appreciation because it seems like in the areas with tenants using housing vouchers most of these properties have not appreciated much over the years. They seem to go hand in hand. I am assuming because owners can get higher rents than fair market in neighborhoods that appreciate quicker. Please correct me if I am wrong.

@ Asim Sheikh - I was thinking the same thing, but concerned about appreciation of properties. Do you think these properties can appreciate and not just be used for cash flow?

@Brian Ploszay - that is a good point about long term opportunities since I suspect properties will continue to appreciate here (likely not at the same rate they previously have).

@Stephen Davis - thank you. I plan to join REI groups and go to meetups once able to attend meetings again. I am not sure how successful I would be with oneline meetups...

I was really inspired after listening to Joe Asamoah (podcast #356). I love the idea of putting money into neighborhoods that are often neglected and in need of community investment, but I do not know if this is a great idea in practice. Would love to hear people's thoughts on the challenges? strengths? Would you invest in section 8 housing/housing voucher neighborhoods?

@Michael Ohara - Thank you! I am hoping to go to some local REI events once social gathering is allowed again.

@Ellis San Jose - that is a great idea. I did not even think about looking at real estate records to find active investors.
