Has anyone been able to find private lending to help with down payment for a multifamily property? It seems like conventional commercial lending is usually 70% loan to value.

I am a real estate agent in Tacoma and I am looking to connect with other investors on larger multifamily investment properties. Market is very competitive right now and would like to team up with others to buy a larger property where the competition may be a little less. Would love to talk to others who are interested in the same or have recommendations on how to get started.

I am interested in getting into commercial real estate (larger multifamily) as it seems like there may be less competition than <5 unit properties. Unfortunately, they are well outside of my price range. Has anyone had success finding a partner? How have you found partners?

@Charles Kao Thank you for the response. A correction to my earlier post was that I was interested in a commercial property in a small town (2000 people). Unfortunately, the population is steadily declining over the last 10 years and I am worried that it will continue to decline. I was also thinking about offices in a busy city, but I am worried that offices won't come back. May this may not be a good time to try to enter commercial. There seems to be a lot of uncertainty right now.

Need a contractor for a commercial rehab in Witchita, KS. Does anyone know of good contractors? It is a large project on an old building - 1920s. I don't have a large budget.
