Property#1 purchased cash then cash out as owner occupant refinanced to buy property #2 Rented property fully then move to free and clear property #2 Im going to fully rent property #2 but want to do another cash out refinance. Ive found a couple programs non o/o 30year fixed 5.5 % 620-640 credit score (us bank / flagstar) Most local credit union cash out on owner occupant properties . Should i just apply as an owner occupant ?? I hear that the tax code doesn’t all mortgage interest deduction for investment mortgages Any suggestion of lenders? ( loan amount 25k-75k) Im pretty much following the BRRR strategy but cant find a lender who understands it . I will be moving to #property 3 a four family FhA o/o for a year All feedback is appreciated

A guy name steve waters repaired mine with permit and traffic control... 3900 cash ... the pipe was clay ... if you go to a major you looking at 7500 or more

Mike S. I appreciate the feedback. Fixed only is definitely my “Gut” feeling... Having a credit score under 680 i have been offered ARMs many times. I do know fellow investors that have used them and they don’t look at them negatively even though they are paying more.

Dear bp family, I want to know how you all feel about ARMs on cash-flowing rental properties. Im looking to possibly do an investment loan on a four family or duplex. The credit union and bank lenders (milwaukee,wi) that i have approached have all offered ARM loans amortized over 20-30 years with 25% down at 4-6 percent on no occupied multi family properties. I personally like 20-30 year fixed products ARMs somewhat “scare” me ! Even though the property will be a cash flowing multifamily. I appreciate ALL of you feedback. Feel free to connect with me !

I have done Heloc and Cashout Refi. The heloc was nice but if you max it out it is hard to pay it down and it hurts your credit if its maxed out . A heloc is basically a credit card on your personal home ... the same utilization rules apply. I purchased my second and 3rd property (both free and clear) refinancing ..

@Matthew Paul I see. I guess I'm trying to find some positives with carpet on this post. I've noticed a lot of newer buildings and condos have carpet.
