Congrats .. so cool ... im full time 25 four units as an individual... any tips on how to use a friend working full time to partner on getting mortgages ? Its tough for me to qualify even with four units Joint mortgage ? Ethan Lee

40k is great ... do a first time homebuyer fha 3.5% down before you quit ... close on a duplex or even four family with that loan BEFORE you quit .. you will need that income statement .. 5-10k 2-4 units Live for free and still have 30-35k roughly put up .. Im 25 i started 2 years ago at 23 . Im working on my 3rd duplex now

Bryant Schur Whats your take on holding structures such as LLC's Do you have suggestions? And have you ever had to risk triggering the due on sale cause by putting a personally financed property into an llc ?

Thanks Dave Toelkes i was leaning towards the decision of your answer ... i want the rental income to have its own bank account And John Anderson this is a free and clear duplex so im still deciding wether to drop it straight into the llc or do a land trust

Dear bp family, I just formed my llc that i want to hold my rental property in.. My next step is to get an EIN number for the company.. I need it to start the bank account for the business aka my rental property My options are to file as a single member llc (smllc) or to elect and be taxed as an s-corp or c-corp I need help deciding before i do before i elect .. how does this work ?? Whats my best option ?
