@Alan Risberg Thoughts:

1. This is not an as-is purchase if you have responsibilites for either party in the contract for damages occurring prior to the sale process.

2. If you choose to involve insurance, you will want to avoid any liability of insurance fraud and protect yourself. This means using the money yourself for the repairs, and documenting it for both the buyer and the insurance company.

3. If you choose to exit the deal, do so with the assistance of an attorney.

@John Rankin An Indiana LLC is not required, but as @suzanne player said, where you form is a question for an attorney. It depends on variables unique to your situation (where you live, what type of real estate, partners/no partners, etc.). Pay to figure this out once, and you can make several LLCs over time with a lot of confidence.

Seeking advice on current average rents for Brookfield and Waukesha areas in South Eastern Wisconsin. Specifically for basic 2/1 and 1/1 duplex, townhouses, and similar units. Not apt complexes please... those averages are freely available online. Any local investors or property managers want to chime in? Many thanks in advance!

@Shandrea Tanglao Great question and discussion.

Official rent receipts can't be expected from mom and pop or smaller local landlords.

For the other challenges, I would recommend going back to the big picture. If the property itself is a good deal based on the local market, everything else can be overcome. The exception would be if the seller is displaying regular dishonest or otherwise questionable behavior; that could be a sign that they would try to change the underlying deal. I wouldn't worry as much about tenants or rent amount discrepancies as these are things that you can control after the sale. Best of luck with this one!

@Rohan D. I checked with Stetnish agency, and unfortunately had a negative experience. They wouldn't even quote me on a batch of 3 buildings in Indiana. They heavily implied that I was too small for them, not even knowing how much property I actually control and without even talking to me on the phone.

I've had good experience with AllState so far, but you pay extra for the good service. I'm still looking into a few brokers for some other options for Indiana. I'd like a fair balance between cost and service.

@Tristen Livengood House having is great. Look up Austin Rutherford online. He's a successful investor in your city. He may be able to mentor you or you can at least learn a ton from his online examples and numbers since he's in your market. If you hit him up directly, make sure you bring value to the table.
