@Adrien S. Thanks, Adrien. Interesting the variety of prices in such close proximity. Out the door, we're at $500 to $800 up here (northern Indiana).

@Weng L. Be a financier investor. You have more than enough capital to fund deals that other investors can complete, and you may be able to do as many as 10 or more.

It will mean you split the equity, but it may be the best strategy for your market and your personal situation.

@Brian Ellis @Shea Spinelli I'm with you! I resigned just weeks ago, and I'm not fully free either; only three doors and a plan.

I'll just say it here in black and white for everyone: life isn't about money; we're doing this crazy thing in search of happiness, which has been studied, tested, and surveyed to death. For most, it is: freedom, time, health, satisfaction, purpose, and simplicity.

While it can help with one or two, money can't buy those things. Brian and Shea, enjoy your upcoming happiness! I look forward to connecting with you.

PS - I've already seen an improvement in my physical health.

@Jack Liu. I'm more in northeast IN. Mixed response. It's decent, but cashflow is shrinking in certain areas. Local economy changes, real estate hype, out-of-town investors, and other factors have resulted in higher purchase prices in some areas that have not seen rent go up the same degree. Overall, northern Indiana is still a good place to look for opportunities. I suspect a couple cities wouldn't make the cut if you're looking for ultra high cash flow.

@Nate Stitchell Good if your situation includes having a stable full-time job (W2), a detailed plan to pay it off, and there are no cheaper options for funding.

Anyone know a fair price range for closing title fees in Indiana? I've been recently quoted $800 on a simple purchase, and it sounds much higher than I'm used to.

Thanks @Noah Chappell!  That's where I'm coming from; I'm not about to lose money on a huge investment because it makes sense to the PM.  I'd be out of business within a year :)
