Good afternoon!  The city is on the warpath for overgrown lawns :)

I'm looking for some recommendations for mowing / lawn / landscaping services in Indianapolis, Indiana.  Any one who's A) still in business and B) charges fair/going rates would be awesome.

Very common practice to transfer deed to LLC after sale involving personal mortgage. Legal and accepted in Indiana. That said, I always let the bank know ahead of time this is the plan, and get either a letter or an email saying it's ok. Transparency is helpful. If they already said it was ok in writing, they can't really change their tune afterwards.

The alternative some have mentioned here is simply a commercial loan instead of a personal. Easier in that you can close direct to LLC, but it does have some drawbacks for newer investors... Higher interest rates, usually more down pmt required, and often not a fixed rate. Also, all partners are backing the loan, so sometimes this isn't ideal for partnerships where one partner is bringing the work. The partnership in whole, as the LLC, holds the loan. If the capital partner walks, or another event happens, it can raise some challenges. Definitely use an attorney for these ahead of time to flush out all the details.

Yes, you can use all white, everywhere. Despite common advice, paint has changed a lot in recent history, including finishes.

Satin is great for hiding defects, but also giving a more elevated look. It's also WAY easier to clean than flat. I've used all white satin for walls and ceilings, same paint. For trim, I use the enamel equivalent from the same company, in the same color, same finish. Only inherent difference is the chemical makeup. You want that tougher enamel-style stuff for base and casing.

So it's still 2 paints, but 1 color and finish. Touch-ups are a breeze. Visually, it really opens up old spaces, and gives a great foundation for tenants to make it their home.

Another little known tip: the are dozens and dozens of white colors. Pick one that's always likely to be available.
