Just a couple ideas:

1) Sell one unit, and use a 1031 Exchange to put the profits toward 2 new units, or another unit that is more profitable.

2) Keep searching for a lender who will work with you on a refi. They are out there, just really tough to find.

3) Continue the journey with partners (OPM) instead of using your own properties as leverage. Expand with their money, not yours (same principle as a bank refi).

I'm not sure where you're seeing growth is stagnate in Indiana, or what that means exactly. Like many other areas, home and land values are up double or triple digits in the past few years (appreciation ٪) and appreciation has been fairly steady since 2008 in most cities, even smaller ones.

Don't let state lines dictate your strategy. Go where the individual property makes sense for you personally (market, pricing, taxes, team on the ground, etc).

@Jazmine Kravitz you can be successful in a remote market, even starting out. Don't limit yourself. I'd recommend having a stakeholder on the ground there. I have helped out of state investors get their first properties in Indiana via partnerships. One partner lives in state and handles the work, the other partner lives or of state and carries the financing. It's simple. Without a stakeholder is possible, but harder. @Justin G. We aren't being given a reason for the long timeline. But I did push the bank to check in the first place, prior to order. They quoted more than a month, after order.

Good afternoon!  I'm working with a lender on a large multi-use property in Indiana (20 units and some other businesses on site).  It's unique  --  isn't it all? :)  --  and we are told will require a special appraisal.  Obviously in residential home space, appraisers are drowning right now.  But the commercial space seems flat in our region.  We've been quoted a long timeline for appraisal, which could put the deal at risk in various ways.

The bank is pitching this one appraiser (we don't know what the banks list of approved appraisers looks like).  What options do have?  Can we contact some other appraisers and introduce them to the lender?  Is there a way to grease the wheels when this one single party is holding up the process for more than a month?

Thoughts welcome.
