Post: How long to wait to evict?

Start the eviction as soon as possible. You should have gotten first and last or a security deposit that is larger than one months rent. If you give an inch the tenant will take a mile. Stick to your guns.

Here in Florida you have to post a 3 day notice first before you can file with the county. There are rules for posting the three day notice.. On all doors with date and time it was placed and by whom.. I also take digital photos when I place them..

I'm a wholesaler and a realtor. I have not been able to wholesale off the Mls.. Those prices are usually retail and don't have the required profit margins. I do know it can be done, but the competition for the MLS properties is fierce, but I live in Fl. Good luck.. Gavin

You can email and have them fed-ex the lease back with her 'wet signatures'., Or if your know a good realtor they have an online document signing program.. I have used either. I would not turn over possession of the property till you get both signatures.. I hope this helps Gavin Ps.. You also might want a photo copy of both of their drivers licenses..

Try www.city-data.com.. If that's not the address then google 'city data'. It'll will give you the demographics.. Hope it helps Gavin

True.. But if you were to make the payment affordable.. They might want to stay.. Given its risky and not for every homeowner.. But would it work if you were able to 'connect the dots'??
