Hello,

I've been using a property manager for a couple years now, but lately their services have went downhill. I should have done this a month ago when the property was vacant. Now I have a new tenant (less than a month in) and their service is still lacking (gave the benefit of doubt). I don't want to get into much details but it's definitely time for me to move on from this company. I am planning my exit, reason for this post.

I have a handy man and plumber in the area, and I am about 45 mins away. It's the only rental property I have and I am thinking about using a platform like TurboTenant and managing it myself.

I was wondering how does one fire a property manager, do I simply notify them in writing. Is it ok for me to ask for the tenant info prior to getting rid of the property manager to let them know this is happening? I'd really like to get some perspective from the tenant as well. If I am getting this level of service I can't imagine what they are experiencing.

I want this to be a seamless transition for the tenant. They will have to sign up for another platform for payment, etc. Right now the property manager uses AppFolio.
If you've been in this situation I'd love to get some feedback.

Hello,

I am looking to purchase a rental property with funds from a SEP-IRA, from my understanding these are the following steps:

1). Setup an LLC in the state of the rental property.
2). Find a self directed custodian.
3). Transfer money from SEP-IRA to self directed custodian.

This is as far as I got with this (in the research phase). What are some gotchas I should look out for when venturing down this path? Has anyone done this before?

Hello,

I live in NY, I purchased a second home in FL in Aug 2018, I rented it out in October 2018. I did my taxes for 2018 back in March of this year and it just dawned on me that I didn't file anything for Florida (Just Fed and NY). 

My tax accountant knew about the Florida property and the income I received. 

I was wondering, should I have to file something for FL as well? I know FL doesn't have state income tax but not sure if there was something else that needed to be done. Just trying to make sure I cover all bases (albeit a little late)

Hello,

I am fairly new to RE investing. I am an out of state investor, I have a property in an HOA community (I'd like to move to that home in a couple years) and I am getting notices every month about something wrong with the landscaping. Most particularly some hedges that are always "overhanging". I've had my landscaper trim them multiple times and he's taken pictures for me. I recently got another notice and I went to visit the property, really nothing wrong with the hedges. I spoke to my neighbor and his bushes are really overgrown in the back and has never gotten an HOA violation letter. I honestly feel I am being picked on and I don't know why. Has anyone ever dealt with this before and have any ideas how I should go about handing this?

Obviously if there is something wrong with the property I will take care of it, but this seems excessive!

@Robert Matelski I've been looking into the Cleveland market for a little while as well more specifically Garfield Heights. I am an OOS investor as well. Do you have a recommendation for property managers?

Post: Request from Tenant to install water softner

Hello,

I have a tenant in an out of state property (managed via property manager). The tenant is asking to install a water softer that they will pay for out of pocket. 

I'd like to accommodate the request but am I opening myself up to issues here? They are pretty good tenants and never had any issues with them. They are planning to stay in the property longer and would like to have this as a convenience for themselves.

What steps should I take to protect myself? Would you personally allow this request to take place?

The property manager will be providing me with the professional installer that will be doing the work.

But I am thinking that I need to have something in writing that states the following:

  • When the tenant leaves, they will not be refunded for water softener installation
  • They can choose to have it uninstalled (professionally)
