Request from Tenant to install water softner

Hello,

I have a tenant in an out of state property (managed via property manager). The tenant is asking to install a water softer that they will pay for out of pocket. 

I'd like to accommodate the request but am I opening myself up to issues here? They are pretty good tenants and never had any issues with them. They are planning to stay in the property longer and would like to have this as a convenience for themselves.

What steps should I take to protect myself? Would you personally allow this request to take place?

The property manager will be providing me with the professional installer that will be doing the work.

But I am thinking that I need to have something in writing that states the following:

  • When the tenant leaves, they will not be refunded for water softener installation
  • They can choose to have it uninstalled (professionally)
