Hello,

Back in Aug 2018 I purchased my first home (I currently live in a home that I don't own). This first home is my first dabble into real estate investing (and home ownership). It's located out of state and I have a property manager and it's currently rented.

I am trying to get an understanding of what I can write off, since this is considered a first home on the books for me, and first rental property.

I want to preface that I will be chatting with my accountant but wanted to get an idea beforehand.

I know I can write off mortgage interest. But here is a list of other items I came up with in my head that may or may not be possible to write off:

  • Lawn care and similar (such as power-washing services)
  • Home owners insurance
  • Property management fees (tenant placement and monthly)
  • PMI (don't have it but curious)
  • Home warranty (and claim fees)
  • Electric and water (while it was vacant)

Are there any other possibilities?

Thanks for helping out this greenhorn.

Hello,

I am in the process of purchasing my first rental property (30 year fixed). I have pretty good credit and no debt currently. This loan process was pretty easy because of no debt. My plan is to purchase another property in a year or two if I get decent returns renting this property. I know there will be some challenges etc.

For my second loan I am thinking about on what that process would be like....

Lets say I was in a position where the mortgage was being covered by a renter. And I was earning 10%. What does the bank look for in order to get a second loan. What are some other loan options I should be looking at as well?

Thank you

I'm new to BP and REI in general, but I've noticed several posts mentioning class B and D areas, etc. How are these measured?

Hello All,

I am new to REI, just signed up today for BP today. Currently in the research phase, looking to purchase my first property in Tampa and looking for connections in that area. I currently reside in NY.
