Am looking for property to rehab on the north side of the river.

UofR area is not inexpensive. It is a beautiful area with beautiful prices. The West End of Richmond, in general, is high end. Don't think you'll find much below $200k.

We are buying a SFR for investment. We plan to flip or hold for a year and then turn it around.

Do we need to get Title Insurance in addition to the full title search procedure?

We are paying cash so there is no mortgage loan at this point, although that is always one option strategy in the future if we decide to hold the property.

Not sure the neighborhood has a demand. Not a big "family" area, mostly older retirees and young professionals. So not many children or teens looking for an upbeat church.  Present owner has rented it out to church type groups for the last 10 or so years and said he is letting it go because the congregations don't stay long and are "difficult". But will look into other uses as well.

Thanks Joel for the input. We are looking at the property again this week to see if the numbers will even work. If they do, then I guess a trip to City Zoning office is the next step. There are plenty of duplex and quads in that downtown area, so may not be a problem but need to see what the zoning and master plan say for the property.

For starts, do you think starting with the 1% rule is applicable to such a specialty building?

Has anyone had experience buying a church and converting it to apartments?

I am looking at a property in an up-and-coming neighborhood where property is still reasonably priced and rentals are getting strong with young professionals. Any input would be appreciated.

We have (5) 2 bedroom houses in the the City of Richmond, buy and hold.

We like the 2 bedroom units.

Looking to get a duplex or quad for our next investment.

Can need some work. 

Can we ugly, we can make it look good!
