We are looking for a resource to refi 5 single family rental properties in Richmond VA.

We are looking for reduced interest rates, not necessarily taking equity out.

They do have plenty of equity though.

Also, am self employed which always makes for "fun with financing".

I suggest replacing the carpet now and remove the carpet from the steps.

If the steps are not solid wood, invest in oak treads now. This will make the transition.

You can continue to keep carpet upstairs.  Eventually you can replace the laminate floor with real wood.  I love wood floors because they do not stain and can be easily refinished every 10 years or so.

For wood floor people, I recommend Rejuvinate (Home Depot). It makes even old pine floor look great.  I even leave some with my tenants to use periodically.

I am looking for a VA to do post project hours from timesheets to excel.

Also need them to review break down receipts into construction categories.

Is this something they can do?
