How many bedrooms do you have now?  If you can convert it back to a garage and still have 3 bedrooms I'd do it.  In my area a garage is something a new buyer would want.

Here in Ohio you have to disclose only if you've had your property inspected for mold by a qualified mold inspector and if so, what were the results and remediation taken.  I assume it's different in different states but the bottom line is the same.  If you have a serious mold issue in a house you plan to sell to someone else, be a decent human being and get it remediated by a professional.  That way all bases are covered, the new buyer will be happy and you'll sleep well at night.

You're going to need some type of written documentation to protect your portion of the investment, ie the rehab expenses.  Presumably you'll have something in writing between your partner and yourself beyond an oral agreement right?

You could always go on the offensive and let him know that unless he settles for what you very fairly offered him for his work and time that you'll do a PSA at every investors meeting you attend over the next few months to share the experience you had with him and to warn them and anyone they know against ever hiring him for any plumbing work.

I'm a serious cash buyer and always looking for deals that I can rehab and sell to a retail buyer.  But the question is, what can you provide that every other agent in town can't, or hasn't?  Figure that out and I'll be first in line of many.

I would be open to considering some type of partnership.  I'm hands on and have been rehabbing and selling property full time in the Columbus area for the last 8 years.  But like John I would have questions about my benefits of the partnership.  Certainly worth a conversation though.
