Yea man! Could be a variety of things. Most common is policy violation (which Google tells you) or your area is too small. Our site is wholesaling ppc com we have a free course you can check it's for REI ppc.

But RE his comments and math on DM he's 200%.   My market here is Atlanta and its always been one of the hottest places for OOS wholesalers and local wholesalers.   The groups of wholesalers I tap into say $5k / month, every month to get 3-5 deals /month.   Thats not a practical scenario for us small timers.  Plus why mail the same lists as they are mailing!!   

#1 pick a scneario no one else is mailing.  IE don't bother absentee, everyone is mailing those UNLESS you are mailing 3rtiary markests, small towns.  IE Do what others aren't

#2 use a technology others aren'ty.   Last year and year before SMS was that other technoloogy, both cheap and had high open  rate.  BUT with newer anti spam regs, high fines, and the networks are implementing filters that catch the blind SMS with a long list of key words and they are just dumping (not delivering) the SMS.  So our $$ is being wasted and potentially if we do a lot of SMS/day can get caught and big fines.

#3 what else.  Well Jerrylls website + SEO is always fine free, and other then picking the domain name to match a teriary market and paying for SEO its one idea.  IE you buy a bunch of domains and edit the text in the site to match that location;   CurtBuysHousesInsomesmalltownName.com blabla.

#4  learn google PPC, and put up ads.  Same for Facebook PPC.  Cost is inbetween DM and ...  well its still expensive.  I'm getting 5 decent leads / week off facebook targeted marketing with PPC and costing me $400-$600/mo.  No deals yet and been spending for 6 mo all for 5 leads / week.  Cost per deal will be pretty high its looking like..  ;(    I can see how the Zuckerberg is a zillioaire and how FB makes so much money.   ;(    Its very complicated (for me) and was lucky to hook up with a young guy who offered to run the campaigns if I pay and I give him a finders fee for a deal.   I just don't want to figure out FB or google or SEO for that mater.

Best of luck.  There is no silver bullet.  Hard work and spending some decent $$$$ is what it takes.  You can always door knock the reputed king of lead gen.  No fat cat in CA with a credit card can out compete you standing on the door stoop of a seller!!

I started a Google PPC campaign for an investor in Atlanta I’ll keep you posted on the numbers!

It's possible to reduce the PPC budget by several times and still keep the effectiveness of the advertising campaign the same as it was with a larger budget.

Tim's wholesaling website from his BiggerPockets profile will help explain my proposal. Google found that it is in the red performance zone:

It takes 23 seconds to load and only 16 % of visitors have the patience to wait for the website to load. The other 84% of visitors clicked on the PPC link, got to the website, but left before it finished loading.

If Tim speeds up the loading of his website, it will go into the green performance zone:

  • 90-100% of visitors will wait until the end of the loading website
  • Website conversion will increase by 6 times
  • The budget for online advertising will be reduced by 6 times (from $12,000 to $2,000) while maintaining the same effectiveness.

The 90% rule will help you bring the sky down to earth and reduce your PPC budget from 2k per month to $333 per month.

The 90% rule says: "First, once increase the performance (conversion rate) of the website to 90-100% by Google's "PageSpeed Insights" test. Only then invest in an inbound flow of visitors over the years".

I would check out the pagespeed using lighthouse directly in chrome browser dev tools to estimate page speed. Maybe the server load might've been too great? I'm not sure why there is such a discrepency using Google's pagespeed tool and lighthouse in the chrome browser incognito mode. The way I calculated it, my site speed is on par with where it needs to be. 

I don't think there's anything I can do 6X my conversion rate. Anyone, in REI at least, will tell you that spending $300 a month for a PPC campaign is extremely unlikely to produce any significant volume of deals.

Though, you have a point, that page speed certainly plays a factor in conversion rates and is often overlooked by investors.

Mailing handwritten yellow letters to a US Lead List...list. Spent about $5k on direct mail to make my first deal of $2k.

Google Ads Pay-Per Click marketing, SEO, Facebook retargeting for me. 

Funnels and drips are more mid to long-term nurture and might be more suited to retail leads with longer buying cycles. Or for Facebook ads (since most leads are colder and need to be nurtured) I think it's a good idea.

I would put your local market on the hero image, not a generic phrase. More info on the about page. Reviews are okay. Your problem might be the traffic you are driving with PPC, not the website itself. Hit me up I can take a look at it.

@Ryan Talmadge I use kartra for my agency and carrot for my investing business. The benefit of Carrot is in the SEO. They have a proven process to rank well with the backend tech and tools to support it. Free leads basically.

I don’t currently do direct mail but I many leave off the website for that exact reason.

@Ryan Talmadge yea that’s a good point. I was mainly referring to situations where you have a branded company name, they get your postcard, then Google your business, find your main ranked page, and reach out that way. But your suggestion would help to minimize that.

1. Are you running Direct mail campaigns and have they been successful?

I have in the past, not currently. They were inconsistent and I didn't enjoy the management. None in a few years. 

2. Do you feel like a website is necessary for successful direct mail campaigns?

Website helps add credibility, but also makes tracking less reliable. They see your postcard, go to your site and you aren't sure if its an SEO lead or from your postcard. I have not seen any reliable studies that show a website boosts direct mail rates, but it may exist. 

3. Are you finding much success with your adwords and SEO campaigns?

Yes for both. I run PPC for dozens of investors and it's not 100% successful, but most are netting a lot of money, over six-figures per year. I run SEO for my own business and get about 4-6 deals per year doing nothing. 

4. Have you seen much success with cold calling?

Never tried, too much work. 

5. Do you notice a need for website with relation to your cold calling business?

n/a

6. If you have a website how did you build it and hat would your recommend for someone just starting with a budget of let's say $1000?

Carrot.com and use that money for Carrot.com, their SEO course, and any VA help on the SEO work if you can't do it on your own.
