Cash for keys is definitely the way to go in these cases from personal experience. I'd add that you should put a time incentive on the cash-for-keys agreement. I offer more cash if tenants leave sooner. Usually, this puts pressure to leave sooner—best of luck to you.

I would add you could potentially change your target market a bit. I am not sure about property specifics but I once had a vacancy problem that was solved by furnishing the place and going for mid-term rentals. Might be an additional expense and hassle if you don't want to go through it. If you want more help on this, feel free to reach out.

Side note, I understand why you'd be stressing out but real estate is a long-term play. Today's market conditions don't last forever and if you're able to get through the tough times over the long run you'll be doing fine and owning even more properties.

Hey all!

I have a good friend with cash who is looking to invest. However, he believes investing in the stock market is the best place to consistently have high returns with low effort. I feel real estate is a better investment for several different reasons but I wanted to ask what yall think are the main benefits of investing in real estate versus investing in the stock market. Ultimately, I know there is no one right answer that is dependent on many factors but I am just curious what you all think.

They have a restaurant, convenience store, and other additional amenities to help boost their revenues. 

In the episode, they recommend looking to buy smaller/mid-size properties as it seems like there are big players that buy up the larger sites. Hopefully, that helps, best of luck to ya!

I own and manage a few vacation rentals in San Diego and we're about to launch in Joshua Tree. As Marshall said above, I definitely think you can do a lot to make the hassle of managing the vacation rental easier on you if you want to do it yourself. I highly recommend watching Robuilt on youtube. He's also a co-host of the bigger pockets podcast but he has a few videos on this topic exactly. Yeah its pretty crazy that not having to pay rent can be reframed as preventing homelessness.
