Tenant refusing to pay rent for September and hasn't signed lease.

Hi Team!

I recently purchased 3 buildings(43207 & 43206).

I have a tenant who is not responsive at all and refuses to sign the lease. I spoke with my lawyer and drafted a 30 day notice.

After the notice is given to the tenant, and the tenant still refuses to move out, I'd have to go through an eviction process.

I would prefer to just do the "cash for keys" to not only save me from the headache, but also not hurt the tenants credit score.
Any recommendations on how I should go about this?

I don't reward bad behavior. It's your property and you set the rules. If he refuses to abide by your rules, he should move out. If he refuses to move out, force him out and charge him for every dime owed. If he refuses to pay, send him to collections.
