Yaroslav L. Anytime pal! As long as you feel comfortable with the old lease then you're good to go. I definitely second checking with your attorney though. Best of luck with everything !

Hey @Yaro L.,

Congratulations on acquiring that property!

1. I believe you should have them sign a new lease that way you can fix anything you didn't like in the previous owners lease and you can also cover your own tail .

2. I Believe that you should always raise the rent even if only a little bit that way the tenant consistently gets used to it and will not get comfortable with their current rent. It might come as a shock to them but if you slowly raise their rent i think You will be fine! if you have any questions feel free to PM me.

Hey @Arash Baseri, there are many different ways to find properties! Just to name a couple:

1. Investor friendly Real estate agent 

2. Websites like zillow, trulia, etc.. although most people would vote against that because its rarely accurate.

3. wholesalers

there are alot of ways but these are pretty common.
