Hi,

I am looking for my next investment. I have a few SFHs in Bay Area but now looking to invest somewhere else. Some more details below

Goals: Medium term appreciation (10 year horizon) with minimal or some cashflow to keep in case of some emergency repairs etc.

Type of property: Single Family or Smaller Multi Family

Type of rental: Long Term but open to Short Term rental too (if the area has companies that can manage the AirBnB. Cannot do this myself)

Investment size: Not sure yet but looking to invest $300K from my side

Currently looking at Atlanta but not sure if it is the best. I understand the above criteria is still pretty wide to give pointed results but if you are invested in any such areas with similar goals, please recommend.

So I have remodeled 3 homes so far (2 are rentals and 1 primary). I feel I have a decent idea about rehabbing and what it costs so want to try my hand at flipping a house.

However, before I do that want to understand how much does a flipper make on an average Single Family Home flip in a good San Jose or Bay Area school district. Is there a common benchmark $ number that flippers are trying to hit. Referring to profit after removing rehab and real estate agents commission. What are the flippers making.

Note that I looked at some properties that were flipped and are listed at 200-500K over original buying price so there is some variance.

Hi,

Just closed on a single family house in San Jose on a trustee sale. The owner was smoking inside the house so there a very strong odor. I have to take out everything anyway (carpet, kitchen, flooring, bathrooms etc.) and re-do because it is old.


Any recommendations, on how to get rid of the smell.

Won't work in Bay Area. You have no idea how much over the house is going to go since multiple buyers.

If that’s the case, I would just get some general contractors to bid the framing only. Finding an individual framer who can do it will be challenging. You might be able to get a decent price on framing only from a contractor if it helps him keep his guys busy between bigger jobs.

You are going to want to look for a general contractor to do the job, not just a framer. You still have plumbing/electrical/roofing/drywall/paint to be done beyond the framing.

The cost will depend greatly on what is already existing. An engineer/architect will need to decide if the foundation and first floor framing are sufficient to hold the weight from an additional floor above.

A good general contractor will be able to take care of all of this for you from initial planning to full execution.

Already working with engineer/architect. GCs add a markup as you get into a full package. Want to avoid that, which is why I am asking for framer. I have licensed electrician and plumber who I have used in the past for other home remodels.

Hi,

I am looking to add a unit on top of my garage (in San Jose). What is the average cost of framing on top of a current garage. Also, what is the best way to find framers to get an estimate of cost. See very few of them on Craigslist.

No I’m sorry for the confusion by new I mean ground up single story 500 square feet.

When you say brand new ADU for 50K, do you build on top.of garage or in the backyard?
