Can someone help answer this. I have 2 properties (primary and investment). Both are SFR and in San Jose 95124 and 95123 respectively.

For Primary Residence. Have a garage that is detached to the main house.

Q1. Can I convert the detached garage to a detached ADU

Q2. Do I still need to build a parking. I have no space on my lot to build parking. Just a driveway that is big enough for 2 cars

For investment property. Have a garage that opens up into the living room of the main house

Q3. Is converting an attached garage to a detached ADU allowed on an investment property?

Q4. Do I still need to build a parking. I have no space on my lot to build parking. Just a driveway that is big enough for 2 cars. Have a train station that is less than 2 minutes walk from the property.

Looking to do a cash out refi on my investment property.

What is the best way to find lenders that do cash out refi for investment property. For personal property, it was fairly easy. Are there some online lenders that are good with rates for investment properties.

Any other strategies to find good lenders locally in my area.

Had a question about deduction of property taxes on investment property.

So the limit of property tax deduction on personal home is $10K.

Is the deduction of property tax on investment property counted separate?

Meaning, if I am already deducting $10K on my personal property, can I also deduct $10K from my investment property. Or is the $10k limit inclusive of all properties (personal+ investment)

Have an SFR that I fully own under my and wife's name. Do I need to own the property through an LLC to be able to apply this loan or can I get a loan on my SFR?

Can I get a loan of 80% LTV with this program?

Also, what does use loan for working capital mean?
