Hi,

I am looking to remodel a house that will be a rental. Kitchen and Bathroom are pretty old so everything has to be replaced. Have spoken to few guys about the remodel and everyone tells me something new. Is there a comprehensive list of exactly what is required to be for things to be as per code for kitchen and bathroom each. Looked up https://www.sanjoseca.gov/index.aspx?NID=430 but the information is in different areas.


Any summarized list of things for kitchen and bathroom (electrical and plumbing)?

It really depends on your contractor or if you are your own contractor.  You can get cabinets pre-made and ready to install from Home Depot.  They will come out, measure, and install for a fee.  Your contractor can usually recommend a carpenter.  If you're looking for quick and easy, go the Home Depot route.  If you're looking to save a little money and get something well-made and unique, ask the contractor.

Are there any particular kitchen cabinets that are better to get vs. others.

Hi,

Remodeling a fixer upper that I bought in July. The property is in an A neighborhood (in San Jose, CA) and is a single family home (4bedroom/2bathroom). Rents are between 3-3.5K. 


The house is rather old and had an old couple who were not maintaining it property. Need to remodel the kitchen. Wanted to get some recommendations on what kind of cabinets to put that are economical but last a good duration (want to hold the property for at-least 10 years).

What do most people use for similar situation.

Hi,

So I am looking to replace the roof of a house I just bought (has wood shake that needs replacement). Getting quotes for roof replacement (Asphalt Shingles 30 year). Reached out to 15 roofers so far. The lowest quote I got is $11,500 with a range of $11,500 - $14,500. Roof is around 2000 sq ft.

Is the amount reasonable in San Jose. Want to see if someone got it done for slightly lower than that.

 Hi Ken,

Understand that it may be challenging. That's the reason want to talk to someone who does it successfully (in SJ) to understand the challenges and if it is something I should try or not.

So I have come across a property that is listed relatively lower than market. Of course there is a caveat. There is a tenant who is seller's family. The tenant is paying $1000, which is way less than market value.

The tenant is paying this as a month to month but there is no lease agreement. The seller doesnt want to deal with the eviction because of family. The seller is also a trustee so has authority to sell and close.

My questions

  1. How do I go about evicting the people if I buy the property
  2. How much does it generally cost to get the eviction done and how much time does it take
  3. Is there any risk with buying and evicting (Listing Agent said you can't really inspect the property) so there is this risk of issues that exist currently and also the risk of the tenants doing any damage to the property. Are there any other risks.
