I just purchased a condo last week and turns out I have a mold issue in the bathroom - seems like its only minor as its only on the surface of the sheetrock and trim but its musty smell is strong in the bathroom and master bedroom. I would like to get rid of this smell before i rent it out. I don't think any of the pipes are leaking but should i remove the sheetrock to confirm? Also what is the best mold remover? Would an air purifier help with the smell?

Hello everyone,

Just thinking about a hypothetical situation where the tenant pays the rent after the due date but refuses to pay the additional late fee. How would you go about getting this money from them, or would you just deduct it from their security deposit? (let's assume that it was only a few hunderd dollars and this is the first time the tenant missed the due date)

So you can include in the lease agreement that the tenant can only contact via email unless there is an emergency (and define what an emergency is)? 

I am still a little unclear on what type of attorney i should be using to draft up the lease agreement...are there attorneys that only specialize in the landlord tenant rules or should i just go with a general real estate attorney (ie the attorney i used for the closing)?
