Post: How to properly vet a tenant

Hi Everyone,

About to rent my first condo, can you please let me know if there is anything else i should do to properly vet the tenant. 

So far i have called the previous landlords, called current/former employers to validate salary and years of service. obtained a credit and background check, had them fill out an application.

Are there any key things I am missing?

Hello All,

I am on the board of Habitat for Humanity of Putnam County. We are building a home in Putnam Valley NY and are looking for a partner family. It's a 4 bedroom 2 bath home on approximately 1/3 acre. The gap should be nearly uniform all the way around, except the bottom.  It should certainly be uniform on each of the sides and top.  Shims are your friend.  Use them liberally.  If I'd done well on the framing, I don't need any on the hinge side.  But on the knob side, I'll typically use six pairs.  A pair at the top, another at the bottom.  A pair just above and just below the strike plate. Then another pair above and below the strike plate, midway between the first pairs of pairs.  You want this edge to be solidly attached and you don't want to nail "over air".  That is, anywhere you nail the jamb to the framing you need to be going through shims, not through a gap.  A properly hung door would have a nice uniform gap all around and can be placed in any position and stay there.  If the door opens or closes on its own, rip it out and start over.

i guess I wasn't clear, sorry about that. I was talking about the gap between the jamb and the door.

thanks for your suggestions everyone. I guess there is no one right answer on whether the hinge gap (between the door and jamb) and the strike jamb should be consistent with each other.

Hey Everyone

I am fairly new to carpentry and having an issue hanging pre hung doors. For some reason I can't get the hinge side gap and the strike side gap to be consistent with each other. Individually each side is consistent but the strike side gap is roughly an 1/8 inch bigger than the hinge side gap. Do you guys have any suggestions? I made sure the hinge side was plumb prior to fastening so I am not really sure what is going wrong.

I am swapping out a few outlets for the first time - how do I know if I have connected the wires correctly (by looping around the screws)? i feel like I may be over thinking it..

Thanks for your input!

I ripped down some of the sheetrock (behind the tub spout)  and saw there was some minor mold growth so I sprayed some concrobium. Then i sprayed some diluted bleach on it for good measure. Also i found a dead mouse on the 2 by 4, it was dried out so not sure if that was contributing to the smell. 

The water is definitely coming from the tub spout. I turned it on and it's basically spraying water all along the ridge of the bath tub ( the caulked area between the tile and bath tub). As such, I am going to replace the tub spout and recaulk along the ridge.

I had three questions though..

1. i am assuming there is mold on the sheetrock (its not cement board) behind the tiles. Should i remove the tiles and sheet rock?

2. the bottom plate is dry rotted. I am assuming that is going to need to be replaced?

3. some of the piping behind the tub spout (in the wall) is literally touching the studs which is causing very minor mold growth. What should i do about this?
