Hi Steve,

Thanks for your post and info on Oxford House. Did you change your plans and decide to go back into investing in sober living homes?

 I am looking into this as an investment strategy also - I have gotten alot of great info from YouTube a guy named Andrew Lamb that has several homes in CA and covers most of the questions you are asking. You need to make sure your home is located close to bus lines and stores as most will not have a car or transportation.

Hi Jared - I am just starting to look into sober living homes as an investment strategy. My objective is to just offer housing but also someone who oversees the home and makes sure people are staying sober, going to AA meetings, doing chores in the home etc.  Just curious how you are running your homes? do you have someone managing each home or living in? I have watched some Youtubes and most operators say 3-4 bedrooms and 2 baths are ideal. Are you being paid by a local, state or federal program?  I've got alot of questions (LOL) but this is a good start.  Thank you in advance for your insights

2 part question....

What other cities in MS are good for long term rentals besides Jackson? having issues keeping reliable tenants and have changed property mgmt companies 3 times now.   Would be interested in feedback from other landlords in the area if have looked at Section 8 as a better alternative for tenants or is this problematic as well?

I use my real estate agent Katrina Hawkins who owns Dove Realty to manage my properties now that I live out of state. Hi Michael,

I have a single family rental in Jackson,MS  its a difficult market for keeping reliable tenants. Looking for alternate options right now like Section 8 and maybe 1031 exchanging into a different area of MS.

@Matthew Rogers  Is the primary industry in Minot still oil and gas? how is the M/F market there - also hot? 

I'm hopping onto this thread as an out of state investor researching small M/F in North Dakota - targeting Fargo and would love some input from the North Dakota investor group. Other areas of growth or stability?  Thanks in advance for any feedback
