Post: Is now a good time to buy in Las Vegas

Hello,
I've narrowed my search down to Las Vegas and was able to work out a loan. I want to buy a SFR for about 120k as an investment property and put down 60k. I want a 3 bedroom, 2 bathroom. I want to know if this is a good time to buy in Vegas. I read on the Money magazine website, as well as a few others, that prices in Vegas are predicted to drop about 30% over 2010. Should I wait to buy a home, or does that prediction of such a big drop in prices seem unrealistic. I'm worried that if I wait to long, all the foreclosures will be gone and prices will go up. Thanks in advance for taking time to read and answer my question.

Does Citi have a home loan application fee. I called Citi and told them I was interested in a loan, the loan officer talked with me for about 15 minutes, then he checked my wife's credit report, but was unable to check mine because my credit is frozen. The loan officer never said anything about a loan application fee or charging my credit card. I want to ask you if it's possible for him to charge my credit card after just talking to him a short time on the phone? Also, do you know if Chase has a home loan application fee?

Hello,
I see many SFR that are three bedrooms and one bathroon in Phoenix metro, listed on Trulia.com, for about $100k. When I contacted an agent in Phoenix and asked her if I could get such a house in an area with good schools and a good neighborhood for that price, she said no, that I would have to spend $200k. When I say good neighborhood, I mean one that doesn't have a high crime rate and is a decent area to live. I don't need the Beverly Hills of Phoenix, rather a safe place that a normal a normal, college educated middle class person would feel comfortable living.

Post: condos in Miami

Hello,
I know that most people say SFR are the way to go, but I have some questions on condos in Miami. I see what appear to be nice condos in Miami, on Trulia.com, that are one bedrooms selling for about $100,000. What scares me is some of them have HOA fees of $500 plus and the property taxes paid on them are often in the range of $5000 - 7500. I also heard that some HOA rules prohibit you from renting your condo out. Is it possible to find a nice condo, 1 bedroom, in a part of the Miami that has good schools and a low crime rate, for about $100,000. Another question is can you find one that has HOA fees of about $250 per month and property taxes of about $2500 per year, and lets you rent it out. As I mentioned in some previous threads, I'm a teacher living in China, but I want to relocate back to the U.S. and live there for a few years, then rent the condo out. I have a master's in special ed. and recently found out I shouldn't have too much difficulty finding a job in Miami. Am I realistic about what I hope to find, or living in a dream world, I mean regarding the condo.

Hello,
I'm an American but I've lived in China ten years. It's rather strange that a Chinese citizen wouldn't know someone who has a business and is allowed to wire out as much money as they want, to any country, and will do it for them for a small fee. I'm in Beijing and my wife is Chinese American, and we know a million people that can do this. Any Chinese person who has enough cash to invest in the U.S. should be smart enough and connected enough to do this.I don't want to sound insulting, but how to do it is common knowledge in China.

Post: When to buy SFR in Las Vegas of Cape Coral, Florida

I recently asked about buying a condo of SFR and it seems the SFR is the way to go. I'm looking for a small house in the range or $100,000 to $150,000. I think that Las Vegas or Floriday are the best places. A little more about my situation. I'm a teacher, but working overseas. I want to return to the U.S. and try to settle down there. Thus, I want to live in a fairly large city with job opportunites. I may only stay for a year or two, then I'll rent the house out. I'll use a management company to help me rent out the house. I think either Vegas or somewhere in Florida will be best. The one place in Florida that has low prices is Cape Coral. I'm also open to other places in Florida. Do you think now is a good time to invest in Vegas or Florida? Thanks for taking the time to answer my question. I'll also post in another forum, in which I'll try to find a good agent.

Post: I need suggestions about where to invest

Hello,
I'm looking to invest in real estate in Texas, Florida, Nevada or Arizona. I want an investment property, either a house or condo, and I want to spend about 100k to 150k. My first choice would be a two bedroom condo, but I could accept a one bedroom condo or a small house. I want to get something in a city that isn't too small, one with jobs that will continue to attract people. Or at the least, I want to invest in a city that won't be losing too many more jobs in the future. I'm hoping for a state that doesn't have too high property taxes, but I'm willing to accept one if there are other good reasons to invest there. Do you think now is a good time to invest, or will prices continue to fall? Where do you suggest I invest? I plan on putting down up to fifty percent down payment and my credit is fine, so it shouldn't be very hard to get a loan, hopefully. If you are an agent, please give me your contact information, also let me know if you know a great agent. I'll thanky you in advance for any information you can give me.
