Crystal Spence I use NV, then create a foreign LLC in each state you plan to do business in. In NV you can also create a "series LLC" , in which you can spin off successive LLC's from a parent LLC, all being separate entities. Think of a pyramidal org structure. Good luck !

Nick Terry You should be providing the framework for the projects. Learn to estimate and schedule the projects to manage the process. Bring the schedule and estimates to contractor meetings and ask if they can meet schedule and budget, and adjust as accordingly. Architectural plans, specs, schedule and budget are the primary drivers on a project. Every project should begin with these documents.

Remmy Vernon Animal feces ? Mice going inside the stove at night, eating bits of leftover food. Mice urinate and defecate everywhere they go. Could be inside the stove, when they stove heats up it creates that aroma ? Also could be in the subfloor.

Mike Vanover The method to document a mold free property or one that passes the PPM (parts per million) test is to use test cassette. You order them from a lab, they can be found online. Deploy first cassette to test air quality, then seal. Now complete the clean up. Deploy second cassette to test air quality after remediation, send both cassettes off to lab for testing. If done right, they will document test results and you are good. The lab will also tell you the strain of the mold, stachybotrys being the most toxic. Although if you do it yourself, you assume liability for the quality and completeness of the work. If you hire a sub, they assume that risk. Something to think about. The new owner may have a allergy issues,find a little spec of mold you missed during the clean up, and you're on the hook.

@Deborah Cavallaro You need a design and a spec so the contractor can develop a scope of work and estimate what it will cost. I wouldn't use what an engineer to told you to base a bid on. As a contractor, I would want the design completed and stamped and signed off on by a design professional. Be wary of the shotgun approach. It could get you into real trouble. Hey, maybe become friends with an architect ?

@Sean Salandy I agree with the other guys here, let your GC handle the subs and run the project. Or learn on the fly,be your own GC for the project and call in a pro to help you manage when you get in a jam. The second option is more risky but hey, it may pay off.
