Post: 1000 Bandit Signs put out in one night

You may do better diversifying, like putting out 200 bandit signs, 200 adds on eBay, 200 on Craigslist, 200 inserts in a local newspaper, 200 pop up adds leading to a 1 page website. I've never done bandit signs so take it for what it's worth. Just seems like less running around. When you do get a call, ask them where they got your contact info, that way you know which portion of your marketing is paying you back effectively and which portions are not.

Troy S. Troy nice work. Roaches are terrible. I don't think I hate anything more in this world. We had a situation where a property across the alley had an infestation. The roaches were in said properties trash cans as the neighbors didn't use trash bags, just dumped open trash into the containers. Roaches were coming across the alley like an army platoon, coming through our rentals back yard, and climbing up the side of the property. We used boric acid ( my dads suggestion) and made a perimeter around the yard extents, then half way between the house and yard, and finally at the basement walls of the house. Boric acid dehydrates the roached exoskeleton and they drop dead immediately. If any issues arise in the future, try it! Good luck

Sabrina Taylor Sorry to hear that happened but this is life...A memorandum of agreement is not legally binding, a contract is. I believe that's the lesson here. If a potential partner / client won't ink their name on a document, leave them alone and move on. I've been in your shoes. But alas, on to the next deal. Lesson learned !

Wesley Williams Look at the top of the window frame , there should be a manufacturer name and serial number. Contact the manufacturer and order replacement sash. Most of the dashes are covered under prorated lifetime warranties that cover breakage for 5 years. I would expect the vinyl to crack before the class would , it was probably struck by an object.

Larry Flanagan I don't believe there is recourse because the names aren't the same. You have Los Angeles Home Buyers LLC and they have LA Home Buyers. They could also have a company structure named something else and are using a fictitious name in your state. Keep an eye out for the logo they use, if you trademark your logo with the state you may have some recourse there. Another option is basically a scare tactic but you could send them a cease and desist letter from an attorney and see if they change their ways.

Doug Simpson Go for it Doug. As far as mold goes, check for stale/cold air returns that use the joist cavities as a duct instead of an actual steel duct, that's where most mold will tend to form, as wood is a carbon based material. You can perform the mold remediation yourself but I caution you as others have said, you may want to hire a sub and shift liability on to them. An interesting tidbit, I am certified in mold remediation although there is no national standard or code for remediation. I used to do REO rehabs for FHA and most homes that had not been occupied in a while had mold due to water and temperature / humidity extremes. The kicker was that Fannie Mae and Freddie inspectors along with the banks referred to moldy areas in homes as "discoloration" on the inspection forms. Pretty nefarious coming from these entities, as a true and accurate description of the mold would make a home nearly worthless. Stachybotrys is a dangerous thing.

Dennis O'Dell Dennis if you're willing to spend $1k, why not just take the contractor test and get the license. After that you can get insured. Then you would be a paper GC. You said you have all the skills and can draw up plans, manage builds, & manage subs so essentially you would be a GC. $500-1000 is no where near worth it for any GC, unless that GC happens to be you.
