@Jan Brumec  Architectural drawings are your responsibility unless you're working with a design build firm. Finishes are chosen by you, as well as design materials. Rough material is dictated by building codes in relation to sizing and spans of structural members. This project seems like it has multiple work scopes, so it would be handled by a GC and a few MEP trade partners and sub-contractors. Or hire a CM to manage the process for you.

Christopher Dunson The bank may pay him off. Ask to access some equity and deduct from the sale amount. I've been through this situation before as a contractor and it worked. The title company didn't want any secondary legal claims on the title besides the primary mortgage holder in 1st position.

@John Thedford I guess my question to you is have you ever seen this method of asset protection have it's "veil pierced"? Bill Noll claims to be unaware of any successful piercing of the structure. I don't exactly recall him saying you could use 0% interest rate, so for giggles, let's say its 1% amortized over 50 years. For example, Habitat for Humanity gives the families a no money down principal only loan for 20 years. Is it your position that because it has a zero interest rate that in that situation it is a "bogus" mortgage loan?

@Natalie Schanne  We just attended this seminar in Milwaukee. Tons of useful info and what you described is what Bill Noll described. @John Thedford This is interesting because Bill Noll seemed to think this was the way to do things, take care of your accounting and protect your assets. As for payments, in this arrangement he described, you have an LLC, and a partner entity you control. Your partner entity( a Wyoming Corp) makes a loan to you for the amount of your equity or near that amount that's locked in a property. You create real loan docs, showing an actual legal transaction, and you control amortization so you can create whatever loan terms you want. An owner can set whatever payment schedule they want, they can set zero interest rates and payback terms of 50 years if they want to. As far as he explained, it's the best system to protect your assets.

Christian Bors My money is on the fact that the tenant is moving out and is going to try to use missing tools as leverage to offset security deposit, etc. Something along those lines. A reputable company would not have guys drinking on the job, even if they did and half a case is gone, what does that amount to ? $10 ? I doubt it happened at all. I would call and ask the company to double check their tools and make sure they don't have any extra. It is a possibility that may have grabbed them accidentally, but it also is a possibility that they did drink his beer and take his tools. It really comes down to credibility of the parties involved.

Keven Culp On the exterior you move in a top down fashion, with the exception on the foundation which should always be competed first. Roof Exterior envelope ( i.e. Siding, Windows & doors, trim paint) Interiors typically work from the basement up in this sequence - Demo MEP- Mechanical Electrical Plumbing rough in Insulation and air sealing Drywall hanging / taping and finishing Paint or wall finishes Finish flooring / tile, hardwoods Cabinetry / casework / wall tile in kitchens and baths Interiors doors / baseboard / crown molding / door and window casing Finish plumbing and electrical - also called trim by tradespeople That's it in a nutshell, some may use different sequences but this is a general activity framework. Also some these activities can be moving along concurrently as to optimize the flow of the schedule. If you have any further questions let me know. Good luck.

Andrea Tapp Sherwin Williams is a contractor grade professional paint. Home Depot sells consumer grade products that have less quality. I use Sherwin Williams 400 or 200 for interiors and and Super Paint or Duration for exteriors. I tailor the product to the project, but always use professional grade products.

A.R. Coningsby I'm up in Milwaukee, WI. The city and county maintain a website with all property info. This includes taxes paid, parcel number, deed type, physical location, permits pulled, code violation history. Most municipalities have this service, check into this method as well the other methods mentioned.

Jen H. Steamer or scoring tool and scraper, along with some Zinsser DIF, and lots of elbow grease is the correct way. You can try to paint or skim over the top, but the moisture in the paint and wall compound may cause the wallpaper to bubble in different spots. The right way is to remove, the maybe it works and maybe it doesn't way is to skim or paint it. Good luck!
