For the Dallas, Texas area, do you use a real estate Attorney or Title Company or does it matter when submitting the contract. 

Also, what are some great Attorneys and Title Companies in Dallas, TX.

During these uncertain times, no one really knows what will happen in the next few days, weeks, or even months. Cities are under lock-down, people are losing their jobs, and many are stuck at home, so what can new investors do? One of the easiest things to do would be "Driving for Dollars," it's the process of driving in your targeted neighborhood and looking for abandoned or distressed properties. 

It is very simple, all you will need is your car, gas, and your phone. When you see a property that looks rundown, simply stop in front of the house and use google maps to obtain the address. Save the address to your phone notes and take a picture of the property, very simple. 

Here are a list of "Red Flags" to look for:

-Tall Grass                                                         -Vandalism

-Boarded up or broken windows                         -Locks everywhere on the house

-Mailboxes filled                                                -No curtains or blinds

-Code enforcement taped to the door                 -Looks empty on the inside

-Piled up newspapers                                         -Paint of the house is peeling off

-Bad roofs/tarp                                                 -The gutters are falling off

-Lack of personal items (no porch furniture, garden decorations, etc)

-No cars or tire tracks                                        -House looks outdated

Those are a few examples on what to look for when driving for dollars.

Hello everyone,

My name is Giovanni Cardenas and I live in Dallas,TX, to be more specific, Oak Cliff. I recently graduated from the School of Business and Management at Townview Magnet Center in May, 2019. I am currently a full time student working to get my Bachelor's Degree in Business Administration. I also work full time for New Gen Products as the head of the shipping department and will soon be moving into Sales. As of recently, I have been watching videos, listening to podcast, and doing the Ultimate Beginners Guide to fully understand how Real Estate Investing works and the different ways I could invest. In addition, I have been to a few meet ups and seminars in Dallas. I'm very interested in Wholesaling and Buy and Hold.

My goal is to at least wholesale one house by the end of this year. As I continue to wholesale properties, I would use my profits to invest in rentals and expand my portfolio. Right now I know it will be hard to invest since I work and do school full-time, but I am willing to use my spare time and weekends to learn. I would love to provide value to anyone that needs help in exchange for knowledge and experience. 

I am very excited to get into investing and learn anything I can!
