Post: Tenant called with a complaint of mold/mildew

My tenant called me to say that there is mold/mildew (she used the terms interchangeably) growing on the window sills, around the slider doors, bathroom vent, and on some of her personal items. She complained of suffering from headaches, and said that she might go to the doctor to get checked out. She emailed pictures that showed black stuff around the sills and vent, along with pictures of green splotches on a few things in the closet. I live in another state (3 hour plane ride from the rental). What type of company should I hire to assess the situation? Any suggestions on how to proceed?

Hey all,

I'm looking for a home inspector who does a thorough job and will really work in my best interest.  The property being purchased is in Allen, TX.  Please let me know if you have worked with someone who fits this bill.

Thanks!

Post: How do you market the resale of an investment property you own?

Hey y'all!  I own a rental property (condo) that I am looking to sell.  I'd like to market it as an investment (because it cash flows), but realize that folks might want to buy it to live in.  There is currently a tenant in place (up-to-date on rent) who would like to stay, but is also willing to move out if need be.  What are your thoughts for marketing it?  What do I need to consider in regards to showings?  (Ex. Coordinating showing with the tenant, etc.)  Do you have any other advice from your experience to share?

Thanks!

My tenant is late with paying her rent.  She said that she is going to try to pay tomorrow.  I advised that she absolutely needs to make it happen tomorrow, and that my policy is to file with the court by the 10th.  (She found that threatening.)  While I don't really want to be inconvenienced with having to go to the court house, I welcome it as a learning experience.  Any advice on how to ensure that the process goes smoothly?  Is there paperwork that I can fill out in advance?  What method of payment does the court accept?  Any other information that might be helpful would be appreciated.  Thanks!

@Robert Blusiewicz, I have built relationships with some local roofers, general contractors, and handymen through referrals on Nextdoor.  (Good, reliable plumbers seem hard to come by.)  Have you looked into joining that site using your rental address?

@Jamal L., you bring up a great point about vetting potential property managers.  @Augustus Baker, if you haven't already, check out podcast #85.  Guest, Mike McKinzie, talks a bit about the process and offers some questions to ask when interviewing.

Hi @Augustus Baker, welcome to BP!  I currently manage my own buy and hold, but might also be in the market for a PM as we look to move out of state.  I'm interested to see if you get any good leads.  Good luck with your upcoming closing!
