How do you market the resale of an investment property you own?

Hey y'all!  I own a rental property (condo) that I am looking to sell.  I'd like to market it as an investment (because it cash flows), but realize that folks might want to buy it to live in.  There is currently a tenant in place (up-to-date on rent) who would like to stay, but is also willing to move out if need be.  What are your thoughts for marketing it?  What do I need to consider in regards to showings?  (Ex. Coordinating showing with the tenant, etc.)  Do you have any other advice from your experience to share?
