As a real estate agent, I didn't learn diddly squat regarding investing. I learned investing through reading books, biggerpockets.com, Fortune Builders, and REIA meetings.

I do hear advice from very experienced investors to work under or partner with experienced investors to learn the ropes instead of making every failure in the book.  They say, "Why make the mistakes that others before you have experienced already?" I think this significantly shortens the learning curve.

Hi, I find bank owned properties on property radar, which are not found on the MLS or anywhere else. How do I go about buying the property from the bank?

My mentors from Urban Land Institute told me to work for a real estate development company. They said do anything to get in even if it's the front desk assistant answering phones. Also, they recommended getting an MBA or MSRED to get educated.  Peter Linneman, RE professor at Wharton, says Financial analysis is critical for any serious real estate developer.

Definitely call a tenant lawyer like Dan Bornstein or someone similar for guidance.

@Jeff Greenberg I will be taking 100% of their cash and using them as an equity partner.  We will be spitting 50/50. My partner and I will be responsible for acquisition, renovation, and disposition and we will be splitting the 50 between us.  The investors giving 100% of the cash will be receiving 50% of the profits.  They will be taking 100% of the risk.

Hi Everyone,

I want to start buying single family homes in California to fix and flip.  I have several of my clients who want to invest with me.  Do I put all their money into a business bank account or do I just have everybody put in money into escrow after getting into contract with a property? What does everybody else do?

I just started under the program and it’s totally legit. A few of my clients are under the Fortune Builders programs and it’s amazing because all it offers for an investor who is just getting started. It’s definitely a “fast track” program. You can recoup the costs by doing more deals.
