Nicholas is right. There is no short cut.

You will have to create your own renovation estimator with the numbers that you gather. You will have to call around for pricing.

New update:

I joined 7Figure Flipping through the Runway Program.

I didn't qualify for Collective Genius because I don't do a lot of volume. Investorfuel was very good, but I joined 7Figure because they had a focus on house flipping.

I found my answer. Hopefully it's helpful for others on this forum. Here are my choices as of today.

- Investorfuel

- 7Figure Flipping

- Collective Genius

For local REIA's, there basically are none after COVID. There is a meetup in the South Bay that happens each month so maybe that's sort of like a REIA, but it's definitely not a place to learn how to flip or be coached. Most local house flippers keep to themselves from what I noticed since I know a lot of them. It's very competitive in the Bay Area.

Quote from @Alan F.:
I saw that before. Are they still active? They haven't had a meeting since 2018.

@Travis Main unfortunately, there is no local REIA here.

Just wondering if anybody is part of a house flipping performance coaching program? I know the basics of house flipping already and I flip in the Bay Area.

Please don't comment here and say that coaches and etc are scams.

What else does the quote include or not include? The price seems reasonable thou if it includes everything. Definitely get a lot of quotes.

I think you should at least get all your finish material pricing figured out first by going to the material stores and also getting quotes.

From there, you can figure out labor and rough material pricing. This will take long of course.

You can also pay a GC and subs to give you pricing.

You can also have an actual project and get estimates. You might have to pay for a detailed estimate, but sometimes you can get them free.

Post: Insurance leads? How to get them?

We are wondering how to get insurance leads? We added a few of our properties on the insurance companies websites, but we are not getting any responses. We are also seeing others getting these insurance leads. We have a lot of listings within our geographic region so we would benefit a lot from the insurance leads.

I did see that Jesse Vasquez had a course about it, but I'm leaning towards not spending $6.9k to buy the course.

@Ben Fernandez 2.5-3 hours is pretty far. Are you sure you don’t want to flip closer to where you live?

It will take almost 6 hours round trip just to drive to the project and that doesn’t include any other driving if going to building supply stores, building dept, lunch, other projects, visiting potential fixers, and etc.
