It's not impossible to wholesale in the North Bay, SF, and the South Bay. I think it would be harder than usual to wholesale in those areas due to smarter brokers, high prices, competition, and etc compared to the East Bay or Central Valley. If you see "completely remodeled" homes on Redfin and Zillow in those areas, then you can conclude that deals are being done there.

Hi, we are looking for more opportunities to sublease or purchase Short Term Rental properties in the Bay Area and Central Valley. We want to exclusively use the Short Term Rental Strategy instead of the Extended Stay strategy. Does anyone have any recommendations for the Bay Area and Central Valley where it is legal and has lots of travelers?  

Currently, our properties are on the SF Peninsula areas.

@Steve Morris It includes everything from marketing the properties, tenant showings/contact, scheduling of maintenance, movers, and cleaners, bidding of subcontractors, emergency maintenance, proformas, analysis of potential vacation/extended stay rentals, monthly accounting, and so on. 


Our company, GNS Capital, is small (team of 4) and we just operate locally through referral. We started the business because it was fun for us and it still is.

@Sammie Xiao Our company, GNS Capital, LLC, is a small local vacation rental company that focuses on the Bay Area. We maximize the amount of money a property owner can get from their property. Our pricing is generally 12-18% depending on the property and what has to be done. Highest amount we helped a client get in one month was over $15k in the summer. @Colton Mellor stay away from E Main st and S golden gate Ave when driving for dollars. Some guy pulled out a silver gun on me while I was driving around looking for fixers...

Also, secure your properties as much as possible or it may burn down at 4 am in the morning because of a homeless person (happened to me).

I found out the answer.  It depends, but it seems to be better to hire someone from the same areas. The quality seems to go down the further away from the project. Also, those people out of the area won't know the building codes.

Update: 

UI Design: Call Tolls > Xencall

Calltools is definitely more pleasing to the eye than Xencall. Xencall's interface looks like Windows 98.  It seems easier to navigate through CallTools then Xencall initially. After awhile, it's easy to get used to both systems.  

VOIP Call quality:

CallTools did not work well when I used Google Chrome, but was crystal clear when I used Firefox. Xencall doesn't work on Firefox and is supposed to be used on Chrome.  What is perplexing is that my Virtual assistant from the Philippines used Chrome for both and it worked perfectly.  I'm not sure what's going on. I use Xfinity modem and Google Mesh Network. 

Support:

Xencall's support is slow. It takes days for them to response by email. They can't figure out the issue with my call quality. Also, when I call, my Caller ID shows Switzerland, but I bought a 415 area code phone number. 

System:

What bugs me is that CallTools has a separate contact for each phone number. Xencall has all it's phone numbers for each contact on the same profile.  The work around for CallTools is just to pause the dialer session and delete the other phone numbers of the contact after establishing which is the right phone number for the contact. 

Conclusion:

I can't wait. I have to start calling and take action. CallTools it is!

Hi, I was wondering if you all have problems with hiring trades people from other counties? I'm looking at hiring electricians and plumbers.  Some of my houses are in high priced areas and the cheaper labor are in the medium to low areas so naturally I want to hire the cheaper guy.  

For some context, my houses are in Marin county ($1,000,000+) in the Bay Area and I want to hire people from Alameda county. Both counties are right next to each other. 

I already had trouble with hiring Stockton (1 hour and a half away) contractors with my properties because there is some kind of learning curve for them, but I was thinking that Alameda county might be a better bet.  

What are you all's experience? Any advice would help because managing contractors is causing me so much frustration.

Hey Everyone, 

I'm looking for a dialer for me and my virtual assistant. I'm using the system for my flipping/wholesaling business and my property management business.  I was wondering if you all preferred CallTools or Xencall?  

I don't use Mojo, which I have used in the past for over a year, but I rather use something a bit better with more features.  The only thing I don't like about CallTools is that multiple phone numbers cannot be put on a contact so the chance of calling that same person or household multiple times is possible.  

Any input would help!
