We have our insurance broker quote/bundle all of our policies together so they all get paid on the same invoice, then that invoice is paid in monthly installments during the year & is auto-paid with a credit card at the same time each month. Very easy to track & perfect for cash flow purposes.

Honestly, it sounds like you are trying to justify screwing your agent out of his commission. There are many dishonest parties in the real estate world, agents, landlords, tenants, buyers, sellers ... everyone. The numbers are big, and that makes many people turn into the worst version of themselves. From the way you are talking, it appears that both you & your agent have turned into your own worst versions. 

In any given transaction, I expect at least one party to lie directly to my face. If you're going to get all bent out of shape every time it happens, then I hope you enjoy paying legal fees. If the agent did what he was paid to do, then pay him.

Some brokerages require their agents have a buyer's agency contract in place. I have my clients sign one in tandem with making an offer on a property. It is a general contract not specific to that property, but I would never hold someone to the contract if it weren't for a property that I did the work on. As a buyer, I certainly would not sign an agency contract with someone I do not have a prior personal or business relationship with.

Care to share the financials & details of the property. It might be a better use of your time, money & energy to improve the property rather than spending potentially years in litigation & walk away with no money

@Justin Epperson  We have 20 & that didn't seem to be a problem, but they'll only do a max of 4 investment HELOCs.

Chris, you have a horrible mentality, dismissing people who have been very successful in the RE space. You won't succeed in this business, so you might as well get off this site & stop wasting everyone's time.

We have four HELOCs on residential rentals with Univest Bank. Two they are the first position, two they are the second position (first position is with another bank entirely). They'll only do $100K per line, but they wrote them like residential HELOCs, so theres a 10 year draw period.

Neither PA nor Philadelphia charge transfer tax between immediate relatives. Talk to a title company or attorney to do the paperwork so you can rest assured that you don't have any title issues.

Hi Michael, it appears you bought it in 2021 for $535K then listed it less than a year later for $590K with an agent then pulled the listing two months later. In the listing, the three units together rent for approximately $4,400 a month. That is not the cashflow, you need to throw in a host of expenses in there. What happened with the listing in 2022 and what are you hoping to get for it?
