Does it make sense to get the cost segregation study done for 1000 sqft for single family homes? How much does it cost? Can it be DIY? recommended only for bigger properties?

For a newbie like me this past well above my head like a rocket in the sky, while I was enjoying the tequila with a grain of salt. ;-)

Which one did you mean?

1. Airdna is fudging the numbers? 

2. People prefer Airbnb relative to motels?  Traffic is going to AirBnb? 

3. AirBnb has more marketing value? More advertising power?

Do you agree that Fort Pierce is not a short term rental market?

I agree, there is always a deal to be made, depending on your goals. That was the reason, I was looking at this area. How about the closing fees? Is that high too? If yes, what does the closing cost look like for the area?

Enough accommodation for existing demand, whatever it may be?

What is the economic driver in the area? Industry? Source of employment?

I am interested in a property in Fort Pierce area.  When I started, I was looking to buy and hold but now I also want to evaluate the short terms rental prospects in the area.  The property is in C3 zone of fort pierce. Close to fort pierce downtown. 

High rental remand? 

Decent tourist destination?

I am targeting the highlighted attached area to look for a buy and hold Single family home. I am looking to know the following from people living in the area, familiar or has invested in the area.

- Neighborhood:

Has the area improved over the years?

Safe for renters?

Rental demand?

what drives the rental demand.

-Renters:

Good area to get good renters?

Pay in time.

keep the property in good state

Demand for short term rental

Demand for long term rental

- Growth prospects:

appreciation in recent years

expected appreciation in coming years

revitalization of the area.

high buying demand?
