What all does this type of insurance/coverage covers ? 

Does this include damage/vandalism done by the renter? or it only covers riot situations :-). 

Aware of insurance providers who provide this kind of coverage?

Usually what are the conditions for rent loss coverage to kick in? 

- renters job loss? 

- major property repair ? 

- renter eviction, where renter did not pay past months rent? 

Aware of insurance providers that provide that ?

@Account Closed  I have tried those but it's different when someone local or some who is familiar with the area can provide a ground report. Sometimes, numbers are just numbers.

I am new to investing and I am trying to understand contracts, and attached is the paragraph from the contract that I am looking to sign. Does it sounds right that the buyer has to pay all of the closing costs as stated below? Is it normal, or the cost is usually shared between the buyer and the seller?
