On the market, you might not find, but off market you can. Also you don't need to buy a fully remodeled house for rental, since your rents won't justify the purchase price difference between remodeled and not remodeled house.

Hey guys,

We are holding yet another event - this time we will be talking about Land and Development approach. As a wholesaler, you might be interested to know how to look at a land deal and evaluate it. As investor you might be thinking about how to take additional advantage of property you might be flipping OR figure out where there is more value in a deal you are looking at.

While the focus will be around Seattle properties and zoning - we will open it up to other jurisdictions as well.

This is also a great event for those folks that hold a property that has (Seattle-specific) LR zoning to learn more about what they can do with their property.

Our company's background is extensive in the field and we might have other experts joining our event to contribute to the discussion.

Great suggestions above, but I doubt you can find a single family house under 200K in these areas (except North Tacoma) which doesn't need a remodel that will bring you above 200K.

Hi Sjalin,

Nobody will do double close (if you mean you, as a middle buyer, are not bringing money). Assignment is not a problem.

@Charles Heard Please, feel free to shoot me a message. Just as Troy pointed out, you need to make sure zoning allows you to do what you are intending to do. I agree with Jay that it's not an easy project to be your first. And yes, it will take quite a bit of time to subdivide the land in city of Bellevue.

Nope, it's never the case. Even in such situation they will want money down ("skin in the game") or cross collateralize a free and clear property (won't happen very often) or if you already have a loan with the same company you are buying another property and the first one is on the market already, they sometimes can use the downpayment from the first one toward the second one. If you find a hard money lender willing to give 100%, please, let me know.)
