Getting started in sub2?

I'm considering getting started in sub2 rather than rehabs. What do I need to get started? I have a few thousand in the bank and access to a HELOC. Where do I purchase mailing lists from? What else do I need to know? Is sub2 generally more profitable than wholesaling?

Sub 2 is not for those that are marginally capitalized the chance of a default of your renter or end buyer is real and would put you in a mess financially .. if you want to do this do it for only short term flips..  buy and hold with no equity is a very risky proposition.

its a very difficult transaction to pull off.. lots of things have to align..
