If Airbnb is legal where your property is, I would just self manage, hiring a cleaner and handyman.  There's little work involved with the right software.

I say don't let that stop you.  Especially in markets that hit your numbers, but you have to offer quickly.  Like already mentioned, just have good boots on the ground you trust, contingencies in place, and then fly in for a walkthru, or get video.  There has been only one time where my physically visiting the place added much value.  There were full time residents next door with a junky yard.  Good video would have also caught this.  Otherwise, I know nothing about a house, so I try to hire a good inspector.  Leverage the expertise of others.

My realtor always finds out that information. Sometimes it's in the listing. The Smokies economy is pretty much tourism based, and the cabins are more str friendly than not in my experience. I also want to know if I'm able to self manage.

YourPorter for Calendar synching.  Hostfully for Digital Guidebooks that are much more user friendly than ABB version.  I update the wifi info, etc in Hostfully.

I just watched the We work documentary on hulu which seemed to be arbitrage gone amuck. Agree with @michael baum that it can be a safer bet if you can afford the risk later, balancing it out with less risky investments.

Check with a lender, but yes I was told I just had to visit the property x days a year, and could not use a property manager. The rates are lower too.
