Awesome, thanks, @Devan Mcclish.  Gives me a lot to go on when exploring other strategies.  Have been only focused on buy and holds.

Yeah, 2% does seem to be getting slim. Especially for SFR. I'm also a little too lazy about the idea of marketing, or I'm sure I'd find some in my area of interest. So I may step that up. Especially with multis. They are probably mostly investor-owned where "everything's for sale. And yeah, I'm definitely going the way of the multi-fam. I want to do an owner-occupy four-plex and go from there.

Agreed.  Good points. Do you have any Deal rules of thumb you use at first glance that motivate you take a second look?

Yeah the market is totally nuts in this town.  :) Congrats on the 2 percenters you picked up.  Maybe that'll become more common again.  Until then, I'll have to do some digging.

Curious what Nashville / Nashville region investors look for in returns.

What do you hope for in Cash Flow?

Do you shoot for the 2% rule? 1%?

What about Cash on Cash?

Cap Rate?

Also, if you are looking for multi-fam (triplex to tenplex), how are you finding your deals? Also attending my first REIN meeting tonight. Looking forward to meeting folks there.

I'm switching over to self mgmt after inheriting Marissa Watson at Village PM. But only because I want to self manage. :) Have only been with her for a bit, but my realtor recommended her, saying she didn't like any PM in town but loved her. :) She's been great so far.  Very responsive. I will go back to her when I need a manager.

I thought I'd put this out to the BP family.  Any Nashville folks have a realtor they love?  Looking in Inglewood / Donelson / Madison / Old Hickory / Hermitage area.  This is actually just for residential, but can't hurt if they are investor-friendly for future endeavors, as well.

Wow, thank you so much for the feedback. I will definitely reconsider Nashville, and view it differently. Thanks for the reassuring words. The returns seem higher for what I can afford (albeit just browsing MLS) in those other cities, but would much rather invest closer to where I live if I can make it work. And yes, feel free to question my tactics. I have a LOT to learn. :)

Thank you for taking time out to respond.  I see you on here a lot offering valuable actionable steps to take, and this is no exception.  Again, I have so much to learn.  I haven't even gotten into all those demographics you mentioned.  And I hear a lot of people talk about marketing to the properties they want proactively.  I'll make it a point to learn more about that.

Hi everyone, i've been a long time lurker on the forums. Been burning through all of the podcasts as well. Feel fortunate to have such a valuable resource with such a generous community.

I live in Nashville, own my own residence, in which I am planning to rent as STRP in the next year, as the surrounding neighborhood has gotten pretty popular. My first buy and hold deal is currently pending. I have a partner who has a contracting business, but looking to invest as well. I love Nashville real estate, but numbers are definitely not always ideal. I have definitely started to look more into Clarksville, and Chattanooga as well. Any advice on those or other regional areas is more than welcome.  Looking mostly at multi-families: triplexes, and quads for the most part.

I am sure I will have a lot of questions, but just mainly wanted to say hi to everyone. Happy to meet up for coffee or a beer sometime if anyone is up for it.
