The places you mention are all good for STR. There's also Blue Ridge GA near you that gets a lot of ATL traffic. I hear the numbers there are becoming comparable to Smoky mountains...also super hot.

I still like YP for auto reviews (can't remember if ABB does that). And I think the calendar and income reports are also easier to interface with than ABB. There is a way to send texts and emails to your cleaner too. 

Like Ken, I also suggest just having one main cleaner along with having a backup or maybe two. But you can use turnover BNB if you're having to look for multiple ones. If you find one you really like I would treat them really well, and pay them what they ask. They're worth their weight in gold and it's a pass through cost.

I never think about the few dollars a month I pay for software. It frees up my time to figure out how to make more money. 

That said, I would also look at price Labs or another pricing tool if you haven't. You could be leaving a ton of money on the table.

I agree on going for it! I also saw the rise and fall (😂) of Nashville STR. I understand the shooting in the foot fear, but if it were me, I'd wanna get out in front of it. The Nashville fines for rule breaking have been pretty severe to my understanding.

A lot of good information here. I also recommend focusing on vacation rental areas over metro markets. Areas where rules and regulations have already been put in place long ago. I recommend listening to the Avery Carl episode of the podcast, and schedule a call with her.

It depends on your market, number of bedrooms, and some other factors.  Airdna is helpful.  I stay pretty booked up with 2 br cabins in the Smoky Mtns.  80-85 percent.

Start a mastermind or meetup.  This could be with just one other person or a few.  Can be other local like minded folks in your area or on zoom.  This has been a good way for me to stay accountable.  You can research mastermind formats on google.
