A former colleague who is now a top real estate agent and I are interested in partnering 50/50 on buy and hold properties.

Considering we will be contributing equally and distributing cash flows and equity (when sold) equally, would it be fair to ask for commission split 50/50 on the acquisition of the SFH we intend to partner?

Please advise.

@Mack Benson Thank you for your perspective. Some addition details:

I Will be leveraging a Check Book LLC/ SD IRA ; therefore utilizing Non recourse loans. The properties are in DFW area and I will be putting 40% down. I do plan to buy and hold for a minimum of 5 year- targeting 10.

The financing will trigger UDFI - Unrelated Debt Financing.

The other option is to buy 3 SFH cash. What would you do?

What are to pros and cons investing in a Six Plex versus 6 SFH all things being equal?

@Austin Smucker I am also new to investing and have $650k in liquid cash to invest in multi- family units as well. Perhaps we can partner on the right opportunity.

Thanks Mike.

I am in the process creating a spreadsheet model that factors in UDFI as part of my acquisition strategy to acquire 1-2 additional properties.Instead of buying 3 for all cash perhaps I buy 2 cash and leverage and additional 2-3 with non recourse loans. Trying to optimize the number of properties to include in my Buy and hold portfolio without over extending. 

Also seeking out an accountant for consultation.

BTW How are the Cibolo/Shertz Rental property markets  doing in terms of appreciation and rental cash flow.  I like these areas, but concerned about the taxes.

Do you self manage your properties in your local area or leverage a Property Management company.

I didn't like the stock market volatility, so I decided to leverage my 401k proceeds to set up a Self Directed IRA to invest in Real Estate rentals.

I have $650k available and looking in the DFW, Jacksonville, Albuquerque and Colorado Springs markets for SFH or Multi Units.

My question is:

Should I purchase properties via cash or leverage financing and incur the UBIT taxes.

Are there any worksheets that help analyze real estate properties and factor in UBIT- Unrelated Business Income Tax?
