What are to pros and cons investing in a Six Plex versus 6 SFH all things being equal?

You also, in general, get a different type of tenant for a 6 plex/apartment vs. single family house.

A single family house will attract families, multi generational families, boy friend/girl friend with his, hers, and/or theirs kids for the most part.

Apartments attract single people, recent divorcees, starting out couples, students.  In 's general, blue collar folks, folks with lower income, folks just moving out of ma and pa's place.  Not always, but in general.

What type of tenants do you prefer?

With apartments you pay for snow removal, lawn and common space maintenance.  With houses that can be passed onto the tenant.
