I am considering investing in a new real estate development investment fund that will not be leveraging debt. Will my SDIRA be subject to UBIT/UDFI tax? Project will be developing the land and building new homes for sale.

After becoming a member of Bigger Pockets 2.5 months ago, I closed on my first SD-IRA SFH investment property this past Monday. The tools offered by BP were very instrumental in analyzing and executing on a 50/50 partnership with a former colleague who is a real estate broker.

Now I am looking to partner with other investors who also have SD- IRA cash who are ready to put it to work.

If no agents are involved, I would ask for a price reduction slightly less than the amount the seller would have to pay if a buyer agent was in the mix.
