New Member in Nashville, TN
Hello, Everyone! I'm a mechanical engineering graduate from Arkansas State University and have been in the Nashville area since May. I currently rent and work in Smyrna off Almaville Rd Exit 70 on I-24.
I learned about real estate investing from Grant Cardone's podcasts and have read several books since then, including Rich Dad Poor Dad, the BP Ultimate Beginner's Guide, The E-Myth Revisited, and The 4 Hour Workweek. I have attended a couple REIN meetings at the Keller Williams office in Murfreesboro, the CASHFLOW 101 Workshop in Nashville, and plan to join REIN in December.
So far, I have met with both Elliot Hallum and Billy Brown who have been extremely helpful and given me lots of guidance. I have met several other investors at these meetings that have given me additional advice and motivation to pursue real estate investing.
I am currently in the market for a small 2/3/4 unit house within a 30-minute drive from my office so that I can live cheaper and turn into a committed rental property after fulfilling FHA loan requirements for owner occupation. I am also actively pursuing a deal in Jonesboro, Arkansas with a Spring 2016 graduate from ASU. Since I intend to continue pursuing my engineering career full time, I am looking to buy rental property to build additional flows of income and one day move over to larger multi-family investing.
Any advice for a 22-year-old investor with no owned property and a small commercial deal in the pipeline (Jonesboro) is appreciated. I would also love to hear from and meet other investors in these areas!

Welcome @Logan Wilson! Smyrna/LaVergne is a great place to find a 2-4 multi family at a decent price. I also think it's a great location for renting, given it's access to I24 and employers in the area. Identify all those properties and start marketing to the owners!
